For an international owner, property management can determine whether a good property becomes a manageable investment or a constant source of friction. The manager is not simply the person who hands over keys.
Define the operating model first
Vacation rental, medium-term rental, long-term rental and personal-use hybrids require different systems. Before choosing a manager, confirm what the building allows and what your own objectives require.
What should management include?
- Guest or tenant communication.
- Check-in / access management.
- Cleaning and linen coordination.
- Maintenance and emergency response.
- Utility and service coordination.
- Pricing / channel management where applicable.
- Monthly financial and occupancy reporting.
- Owner-use scheduling and inventory control.
Ask about fees beyond the headline percentage
Cleaning markups, maintenance coordination, platform fees, credit-card fees, consumables and emergency call-outs can materially change net income. Request a sample owner statement and a complete fee schedule before signing.
A manager should also explain how funds are handled, what records the owner receives and how local tax/accounting responsibilities are coordinated with the appropriate professionals.
